I agree with moisture intrusion being high on the list and causing a host of other problems as you delay repairs, but do you have an opinion on other repairs that have a similar trajectory in the sense that they get more expensive/cause more damage the longer you hold off?

Dont sweat asking this question, everyone starts somewhere, and I will start with it totally depends on your goal trajectory, and skill set. 100-200k in the capital is a great base, and if used properly could probably get you a decent way.
