As tenant friendly as it is, I would sleep well at night knowing that a well-structured (and maintained) asset protection plan is not going to potentially be the cause why my investments trajectory hit a snag.

By paying close attention to that specific area, you will learn the price ranges and trajectories that those rehabbed or flipped houses cycle through.

I agree with moisture intrusion being high on the list and causing a host of other problems as you delay repairs, but do you have an opinion on other repairs that have a similar trajectory in the sense that they get more expensive/cause more damage the longer you hold off?

I try to find my projects in areas that are stable and/or are on a upward trajectory.

I’ve noticed a decent growth trajectory since then especially in commercial developments in the northern and downtown areas.

I can't help with the actual questions, but I wouldn't touch ATMs with a ten foot pole given their trajectory.

Dont sweat asking this question, everyone starts somewhere, and I will start with it totally depends on your goal trajectory, and skill set. 100-200k in the capital is a great base, and if used properly could probably get you a decent way.
