Not just location, but different states can have different (sometimes weird) rules like here in Texas where you need a manual third party "attorney review' on every loan doc set - adds about $100 to each doc cost that doesn't apply in most states

I probably wouldn’t mention your third point - it makes it sound like you expect them to hold this note forever and I’m not very certain, but I’m guessing there isn’t a huge market for $100k secondary notes.Have you considered asking them to finance 90-100% for a short period of time so you can rehab and refi at a higher valuation?

Are you saying that together the 3 sisters qualify for a 2 bedroom unit, but you're charging them more on a separate agreement for that third bedroom?
