Like @John Underwood mentioned, you need to set the expectation of a 5 star review.We're very specific on our messaging automation. 

I agree with @Juan T. 

Expect to put no money in your own pocket for a couple years.  

I don't expect much will change over the long run.

Michael,Maybe you could hire two, see how they do, then give All to the one that meets your expectations, is efficient and returns phone calls

Every time I change cleaners, I spend at least 3-5 hours retraining on my processes and expectations and even then things are missed.

It has been 4 months and honestly it is a lot harder then I expected.

Taking a trip to the city will also help you get a lay of the land and what you can expect from the specific market you settle on.

It's a combo of low housing supply, higher interest rates vs. seller expectation, and a poor economic outlook for the country.As an investor with a few rentals it's like like the parking brake is stuck on.

My take on this is to underwrite purchases based on expected LTR rents (I like rentometer and the BP's own rental estimator), but start charging 1.5x that rent for your MTR.
