I’d like to think others with more experience and skin in the game would echo my sentiments though that as long as you’ve got all your numbers plugged in (taxes, insurance, repairs, CapEx, etc.) and it cash flows then all systems should be good to go!

I tend to see real estate investors' sentiment to price a premium on metropolitan area where the motto of location location location is embed in their doctrine.

To elaborate more, even though the market is one fire, there are still deals to be had within the Atlanta market; however, per everyone else's sentiment, larger more experienced investors are locking the good deals up immediately.
