However, you should be able to pass through the income / expenses / appreciation to your personal taxes.I'd hop on a call with a mortgage broker that does conventional and DSCR products - they will be able to answer your questions better than anyone.

If they didn't figure out how to make money in some of the best years ever, to me it raises a question if they can even stay in business during the slower years like this year. 

To answer your question I would highly recommend shopping around on the BP online bookstore and finding a couple of books that stand out to you.

But to really answer your question - from an outsider's view - things have tightened up and continue to be tight....deals are harder to find, and interest rates make some good deals just average.

I am planning to cancel this lease due to the late payments etc, my question is since they are on a month-to-month can I just provide the standard 30 day notice or since they have been at the property for many years or is a longer notice period required such as 120 days etc?
