Our contractor mentioned that there's a possibility of adding an extra 1/2 a bathroom to the upstairs floor, turning the property into a 3br 1.5btr.When we asked our agent his thoughts, he mentioned this wouldn't increase the ARV of the property much as we're already maximizing the ARV in the area.Would love to hear from fellow investors in the area what your thoughts are here, not only from an ARV perspective but also by how much could it potentially increase the rent value.Thank you so much! 

Keeping on topic..from a real estate perspective, the demographic is younger, more transient and likely to demand newer and modern amenities.

PFE has had some winners from a cash on cash projection perspective, yet I would rank the rest equal or better in likelihood of finding opportunity.

The situation applies to the already listed property, and from a business perspective, I’d like to know: for you, is maintaining the 5 stars the most important, or are there other aspects you consider more critical?

That’s also a very interesting and very helpful perspective on putting more down because with the rates being so high right now, it would be hard to match 8-9% in gauranteed returns.  

He does have a couple half siblings, but they are in another country and not in frequent contact with his parents, so from their perspective all they would see is that the parents are living in an investment property that we own, and they are paying rent.  

I get the the post card route is way more efficient from a time perspective (although at twice the cost), but really wondering about response rates.
