Because you are statistically much closer to death at 50 than at 30, and thus don't need to rely on the investment outperforming your expenses for as long - if you had a down year, with no investment income, and had to eat into principle, it's not as crucial if you have 15 years left to live as if you have 30.

I don't have Johnston and Harnett county analysis data at my fingertips, but in new construction I'd guess southern Wake and northern Harnett and north-west Johnston counties will outperform the Wake county MSA in general by a wide margin in the next few years.
