I highly doubt he is building homes in Texas from his self imposed exile to Portugal to excape massive litigation that was/is coming his way.He is a marketing guy and receives a commission for referring you to the builder developer who actually owns the properties.. at least that was his SOP in the past.

I've heard a few opinions on this, and I've seen varying evidence in my market research.As an example, just this evening I'm pulling sold comps for a house and one of the highest sold price per sq ft comps is located literally right next to a railroad track, and has a massive commercial building right in front of it.

If the mid-term rental wasn't the issue, then i'd move on to my next point.Again, assuming you aren't burdened with the uncertainty of massive repair expenses on the other property, i'd assess the rental value of the condo you're living in.

I would go with a company who has multiple properties under management (ideally over 500 to really get the benefits a scale, think cheaper maintenance visits, experience placing tenants, lots of investor experience, ability to find deals within the brokerage, massive marketing channels for properties, systems in place to handle problems, experience handling a massive amount of problems, discounts for bringing multiple properties to manage).Also, make sure your property manager is motivated, experienced, and growing!
