I am sure there are plenty of bad actors out there who give the rosiest picture possible in their pitch and in their numbers.  

After shelling out $16.7 million for a New York penthouse, the Oscar-winning actor has listed his Pacific Palisades retreat for $21 million.

There are definitely some real players in the industry, but there are also more actors in the investing arena than there are in Hollywood.

Is there anyone who would like to share any horror stories of dealing with bad tenants who seemed like trustworthy and upstanding citizens at first, but then eventually proceeded to avoid paying rent and/or causing malicious damage to the property they were renting?

If the room is not legally classed as an SRO, a crooked tenant with malicious intentions can take advantage of your by threatening you to report you to HPD.   

And keep in mind there are more actors in the investing arena than there are in Hollywood.

I like to say there are more actors in the REI industry than in Hollywood.

We've found this eliminates many of the bad actors and the people that finis the process have all been quality tenants (paid rent on time, took care of property, and didnt abuse the water/electricity).
