if it is serious I have a couple of questions for you 1) what is the last syndication that you have seen that did not project a majority of the return from value increase?  

However, it may be 12 days before the order goes out (I think that is what it was on my last order).

Can try to reposition to Class B, but neighborhood may impede these efforts.Vacancy Est: Historically 10%, but 15-20% should be used to also cover tenant nonpayment, eviction costs & damages.Tenant Pool: majority will have FICO scores of 560-620 (approaching 22% probability of default), many blemishes, but should have no evictions in last 2 years.

Lastly, check any shared doors or gaps and add door sweeps or weatherstripping to block sound from traveling between the units.

Hi Kelly,I am currently with Equity Trust not by choice since they bought out Midland Trust last year (2023).

Those chasing the last 5yrs experience are going to be rather sad at what the next 5yrs hold for them I think.

The total appreciation of $172,500, assuming an average annual return of 4.3% over 30 years, would be approximately $609,984. curious why the last calculation is using a rate of 4.3%? 

On another note, I had a lengthy conversation with VRBO last night while we both looked at one of my listings and came up some ways to improve it.
