It seems to make the most sense with a new development/lease up to master lease a block for 1-2 years to accelerate stabalization and either phase it down to an appropriate # of units or to phase it out completely.

It’s being phased out.Numbers wise I can t think of any reason to pay taxes now and take a 30% hit to invest when those same investments,RE, are available in an IRA or Solo 401k account.
