This being said, definitely good to have some knowledge in the terminology and framework. 

Make sure you build a framework of experts in their fields that you can trust in this process; lender, realtor, contractor, etc.Buying from wholesalers is not required, and I would generally try to avoid it in my personal opinion.

Per the above framework, in North Carolina Charlotte, Wilmington appear slightly overvalued as well at +9% and +6% respectively, though other cities, say Greensboro are undervalued (-10%).In South Carolina, most cities are under to fairly-valued, with Columbia at -15% and Charleston at -2%.

Of course the plan will change over time but it forces me to set up a framework in which to evaluate deals as opposed to finding a property and winging the analysis. 

I need to make sure my time is focused on the right things.I am very process oriented so my # 1 action item is finding a mentor to help develop a framework for goals 2 and 3.

However, we don't use this same framework for decision making when buying the asset in the first place, partly because we can use leverage.But, for the individual projects/design decisions, I'd shoot for max 2 year payback. 

I haven't reached out to my real estate lawyer yet so I am uncertain if he is familiar with seller financing but I wanted to be able to provide him with at least some type of framework to work off of.
