. - If I did not have MLS access I would start with Redfin.com (if it was in my area) because I can do a search and then export the data to excel which allows me to formulate calculations.

This really isn't true to a certain extent.It depends on what is classified as commercial land.Potential commercial has a bunch of sellers trying to sell residential off to cash in.The problem is in many areas that residential to commercial conversion has stopped expanding outwards and has contracted inwards.There is some bare commercial land that has great value.Your friend needs a professional to look at their portfolio to see what they have and do not have and it's current value in the marketplace if they were to liquidate.I could list tons of factors that affect commercial land value.Your friend just needs someone with experience to sit down with him,make hard choices,and formulate a plan.If your friend does not do this now the hole will be so deep that no other option will exist but to just let it foreclose.

Yes i found a seller, i put the property under contract i formulated the numbers (comps,arv,repairs costs), ive even found 2 guaranteed buyers just in case one backs out the deal.
