How routine are in your Inspections?

I managed my own properties for 3 years before becoming long distance invester.Door lock change out - $245Adjusted supply air to move towards the room - $246Garage service door repair - $245 (no details of what repair)Bagged and hauled away wood from trees - $175 (on a property with no tree or wood around)Gas oven, gas leak adjusted and tightened line - $248In addition routinely charging me for grass cutting and snow cleaning when leases clearly say tenants are responsible.

In looking at turnkey properties the rents are routinely less than 1%.   

I don't have a set routine to be sure I touch all the bases every day. 

I'm thinking I will give all tenants a routine 6.5 month notice of rent increasing by $100 or so, which I may or may not end up following through with. 

Objective is to meet his contacts, get inside, have one of them provide the introduction and you will learn about his operations (they know his cell phone # and routine but he's not been open to cold calling so you need warm fuzzy) .

I have read his book and it gave me huge benefits but I had fallen off recently so this really inspired me (By day 2 I restarted a full morning routine). 

I suggest you ask the current owner if there is anyone they routinely used for these services.
