I use Zillow Rental Manager to collect rent electronically, I just started using Stessa to track data, a Excel check book register to track expenses and deposits and TurboTenant to list my vacant properties.  

What is the best platform (for a landlord and tenant) for paying and collecting rent in a long distance situation. I see Cozy mentioned in the older posts over and over but it looks like they have somewhat merged with...

Don't tell the IRS, but when the properties are going well, my only time spent is just cashing the checks, which I rarely do with electronic payments. 

I'm looking into options to utilize for some partnerships I am in to electronically deliver (with receipt) and sign documents to partners.

Just curious, if someone tried electronic loks with chngable codes - online system access management? 

Most of my tenants either direct deposit the rent into my bank (I gave them the bank account number and they like going to a branch of my bank and depositing..) or just do electronic payments with Zelle in which case the money is available immediately. 

Different areas have different rules but I keep it quick, brief, and electronic, no one knows why they were denied but everyone knows up front there will be many applicants and I pick the best, security deposits are non refundable. 

It did not come with electronic documents.

They wanted to talk to me in person because they probably didn't feel comfortable asking over the e-mail (or maybe didn't have electronic copies of the forms).
