Interest rate pricing on both is bad; you can't have your cake and eat it too.Many retail banks (places you can have a checking account) only offer one or the other, but not both, limiting the options that consumers will be given, until said consumers reach someone offering the full gamut of Agency mortgage products.One said I can't use HELOC for a downpayment.That particular institution might have that overlay, or that particular loan originator sucks at math.

@Craig Hanlon  depends on the asset and were it is.. many assets that are buy and hold will appraise or comp for higher than you pay for them giving the illusion of instant equity.. the issue is you will generally never be able to sell and capture that equity... its phantom.But if you buy 30% below market of todays ARV in say Vegas or SF or Manhantan or even my little portlandia then your equity is real and can be captured. and in my mind 6% would be great.. but not if your buying in one of the areas were all you hear is appreciation is icing on the cake those areas generally never move in value.. so you need higher cash flow to substantiate the purchase or the reason to invest there in the first place.

Discriminate all you want but if one of those rejected tenants ever files a complaint you better hope you can document a legal reason why you chose someone else.Piece of cake for a experienced landlord.

Dealing with tenants who can complain about the most asinine things sometimes, having to repair XYZ...it's not worth it to me just to "hope" that maybe when I sell I will see a ROE.I rather force appreciation in a cash flowing area, that way I can have my cake and eat it too.
