In my experience most people won't take the time or effort to take legal action against you for security deposit disputes.

They have a right to contact the agency and request a copy or dispute the report. 

Also, there are companies that provide leasing documents for super low cost or Free with a 7 Day Trial.In all my leases I maintain a 90 day Owner Termination Clause, A clause regarding arbitration for disputes, A 30 Day Marketing clause of the property. 

My policy is not to get involved in these disputes.

I see a lot of people waste homeowners valuable time for potential resolutions because they are unaware of all the factors relating to the foreclosure and details of the debt associated with property.
