It has made me question how can people live the way they do.

Great bunch of experienced and helpful people. 

Three Months ago, low to mid 6's were available.Rates are going to continually fluctuate but if you have a way to earn 10+% on your capital, the TIME you are not using it is going to cost you way more than the extra .5% per year will.You are walking over dollars to save pennies if you are waiting for the perfect rate, half of the people who held out on getting mid 6's were waiting for high 5's.

Chicago need another million people in population to force us to push south.   

And there are people that do that out there.  

I'd like to find honest people who are not going to rip me off.

Such a solid investment for any SoCal people looking for some cheap cash flow.

I am not going to deep dive here.I usually lose these sorts of deals to people willing to underwrite more aggressively. 

You have to tell people if a toy is broken, missing pieces, or might explode when played with.

I never was able to coordinate a consistent quarterly meeting for planning, I never knew who to contact because they have multiple levels of their workers and people were constantly moving in and out of the organization.
