As long as the Daughter is making all payments on the loan and paying back any costs to Father, could that father be removed from Title as as  "JOINT TENANTS" (not holding as Tenants in common which is more used)Will there be any tax consequences if the Father is removed from the Joint Tenant title?

If you're parents are going go receive any money from that then they will have to take depreciation then on that property and it will appear on their schedule E as well (upon sale they have to recapture any depreciation they took or could have taken so watch out for that).If you go further the route @Corby Goade suggests with a deeding you'll want your accountant to advise on gift tax consequences or use of the one time limitation.

A buyer can't just decide not to and then go Rip Van Winkle without any consequences, it's a contract where they agreed to do certain things by certain dates or risk losing their EM, they are not window shopping for bananas.

We could sell the primary and move to the larger rental but I’m not sure the long term consequences if we move out and want to 1031 that house at some point in the future.
