@Darrell Hall, if less than three years since the auction, you receive a tax certificate that entitles you to possession until redeemed, and to keep rents if collected. 

Some properties require elevation certificates and other permits.

RE Attorneys and Lenders: is it accurate that if an FHA Case Number was assigned prior to a condo's FHA certification expiring that the loan should be able to close? 

You might find that there are restrictions you can't live with like prohibitions on parking a camper, boat or commercial vehicle - and even the colors you can paint your doors or shutters.Be sure to ask whether there are any pending lawsuits against the condo association or any special assessments in existence now or anticipated in the future.You shou;d also request a certificate of good standing from the condo association, meaning that the seller doesn't have any outstanding fines or fees. 

She was working and paying her part of rent, going to school to get a higher certification; the older son had a job, and the two kids, aged 14 and 13 at the time, were doing well in school.

I would make sure you get a propr mgmt certification to make sure you know EVERYTHING about service dogs, marijuana laws, eviction info, how to handle all tenant issues, like them vacating before their lease is over, tenants not paying rent or causing a neighborhood nuisance, etc. 

GA requires state certification, which I didn't know.

Also check to see if theirs a elevation certificate if not get one.
