Are you trying to live in the condo or rent it out?
I am not that huge of a fan of condo's. You really need to read LINE by LINE the CC & R's of the development. Condo's can get expensive especially if the board is not ran properly. I own an office building unit in a condo office park. One of the other business owners sits on the board for budgeting and allocation. He does a great job at keeping down our monthly dues that include trash, water, exterior of the buildings, parking lot, etc. If the development is poorly ran the monthly condo fees rising and special assessments could get extremely expensive and you have little to no control as a minority owner in the building.
Some investors try to control the board by buying up a majority of the units.
If you use a broker or agent make sure they specialize in condo's if that is the way you want to go. If a broker or agent just rarely does an occasional sale with those and not a specialist it is highly likely they make a mistake that impacts you and your investment today and many years to come. It is on the buyer for sure to conduct (the right to their own inquiry) but can really help if you have a specialist that does those day in and day out.
