If you can cheaply update any metal fixtures (door knobs, and light fixtures especially) to a brushed nickel instead of brass, it will help give the entire place an updated look which usually translates to the property renting quicker.

Most renters barley know which end of a brush to hold and, although they may claim otherwise, paint with the skill of a epileptic pig. 

I apply it with a 4 inch white bristle brush and do thin coats.

I have a static LLC that is not being used correctly.My QUESTION:I'm living in a house hack, my first investment property. 

I would credit their rent each month a static amount, that would represent my usage.As far as the initial 3 months of the month-to-month lease, I am uncertain how to share the utilities.

Fits right in with that demographic - probably painting with a broad brush but it takes a special breed to do those jobs. 

Make sure if you let them paint you approve the colors first before that brush hits the wall !

You can request data from utility companies, but they only provide PDF static maps, which would take forever to digitize.

@Allan Ringler the best advice I can give is to invest for cashflow and look at appreciation as the icing on the cake as the value of a home isnt static over time the property will appreciate and depreciate based on comparable sales (if you're looking at SFR or small multis) Investing in towns like Montclair sounds great but in practice its hard to cashflow without a huge downpayment or all cash purchase.
