I have recently broadened my area to the Triad.

A few suggestions - overpay on houses like everyone else (not recommended but it's an option), network with good wholesalers (this will take a lot of time, effort, and disappointment), broaden your target market (one neighborhood is going to extremely limit the properties you're able to offer on), do your own marketing (counting on the MLS is going to be an uphill battle, there's dozens of wholesalers and investors that will jump on any property that comes active on there regardless whether it's a good deal or not).

You might find a lot of good information on these forums if you broaden your search to include "LLC Agreement" or "Operating Agreement", since in most cases partners elect to form an LLC which is governed by one of those two agreements.Good Luck!
