In Florida, I would be advising my client to deliver a notice to terminate the tenant with the biting dog based on a non-curable violation and to evict that tenant if they don't vacate in time.

If you have a specific term contract with the PM with no early termination clause, then it would be a breach of contract to terminate early without good cause (i.e. the PM materially violated the agreement).

There was no Lease termination doc signed or anything.

It could terminate your agreement with section 8.

We would follow abandonment processes for getting possession back and storing belongings.But we are less likely to encounter this because we have this clause in our rental agreement:In the event of abandonment, arrest or death, the following person has the authority to decide when to terminate tenancy and how to store/distribute my belongings:Name: ____________________________________________________Address: ____________________________________________________Phone #: ____________________________________________________If we have an applicant who will be living alone we include this wording.

If you have any local noise ordinances ect make sure any lack of compliance fines fall on them and are also a reason for lease termination if they occur. 

My advice would be to terminate and being an owner occupant you should receive tour earnest money back.  

Does it have battery wall to power at night. 

If the tenant is concerned for their health, you will immediately release them from the lease with no penalty for early termination.
