As an amendment to the original post, I would say that I have contemplated doing a flip or two to get more money loaded for down payment purposes, as it appears commercial dp's stay in the 20% + range.

You could do an amendment that tenants need to vacate prior to closing if your offer was contingent on proof of on time payment and seller is unable to provide proper documentation...or like the other poster said, cash for keys, but I'd ask for a discount to assume that risk.

The asking price was $135,000, the ARV should be about $169,000, and I have it for $72,500.Do I sign the contract she is sending me, or do I have it looked over and edited/amended by a real estate attorney to make sure I have avenues of escape should I not be able to sell the contract?

You can ask for the HAP contract and most recent lease amendment, both of which are documents the Housing Authority should have.The other issue is practicality - if your area is like most across the country, there is a huge shortage of housing where the landlord will take the voucher so what this means is that it is often difficult for the tenant to find a new place quickly.
