Buy a CPL cash flow positive up north like in Lawrence / Butler /Mercer county. 

I agree with @Edgar Butler though, discuss it with them and just ask why they know it won't work.

It's not far from Butler University, and Ravenswood appears to be a decent neighborhood.

You might want to let go of that idea, unless hosting is your passion and you know how to do it well.For landlording.... get to reading some tried and true books, like "Landlording on Autopilot" by Mike Butler, or "Landlording" by Leigh Robinson.

If you're looking for multis to buy Butler isn't a bad area for them in the nicer parts of the city.

I have also read Landlording on Autopilot by Mike Butler which I found helpful.   

She wants me to take over ALL her bills - electric, cable TV, internet, even cell phone, and charge her a lump sum all inclusive and she wants me to check in on her daughter from time to time, take care of her if she is sick, call her if I see her daughter hangs out with "bad people"...I said she wanted to rent a space, a butler and an informant?
