Conventional loan for house for college kid?

I am interested in buying a house for my college-age daughter to live in with her friends for 1-3 years in that college town. It would be a version of house hacking in that the friends would be covering the rent so my daughter would live for free.  I would then plan to keep the house and rent it out once she graduates.  What would be the best loan or approach to use?
