Cant speak for Nashville, but nationally Redfin recently released a report on their own transactions (they can see both sides of it) that average commissions have risen.This is no surprise to me as I predicted this would happen far in advance of the settlement.

@Annabelle Rozen  I believe the stability of the rental market within Allentown is rather robust. 

I've found that the best areas for the investors I have worked with on BRRRR properties are areas like Center Point, Fultondale, Gardendale, and Pinson areas.These areas are solid and aren't in warzones like Fairfield or Tarrant but will also produce you cash flow and equity unlike cities like Hoover or Vestavia.

The returns will likely be greater if you source the borrower and originate on behalf of the IRA.

Your idea about the land left by the LA fire combined with SB-9 is definitely interesting.
