You will want to also get involved with the community, chamber of commerce, neighborhood, etc.  

Network at your local REIA, your chamber of commerce, etc and find people who would rather earn 8% on their money in a safer way than earning 1-2% from banks and risking losing it in the stock market.

I haven't had any showings in 6 months and the broker tells me that the asking rent is competitive.I plan to reach out to chamber of commerce tomorrow.

Making contacts, calling FSBO's, expired listings, hosting other agents open houses, joining local chambers to network, attending networking events, etc.
