Adding 45 degree angled gusset supports 1', 2', or 3' (whatever doesn't protrude too much) out horizontally will stiffen it up.

The only other item I'll add is that if you buy in an appreciating market maybe in a few years (4-5 years) the property value will increase enough to pull out equity in a refinance.

I left quickly without him ever knowing I was there.Another tenant left me a note after a rent increase (I had given the legally required 45 day notice) saying that she would not accept the rent increase because she wanted to buy a house.
