@Brendan Harrison  your confusing two separate things.A tax sale is held by the county for the benefit of recovering property taxsand IRS sale is done by IRS for the benefit of govmit collecting tax's due from the owner.Tax sale wipes out virtually all  liens as it relates to the property.. some states have different rules so its state specific.IRS sale any liens recorded prior to the IRS lien would remain.

That seems low to me.I guess I'm still trying to figure out this:Can I get at least 10% CoC (buying the property all cash) on a property, but still be a high enough quality property, in a high enough quality neighborhood, with a reliable turn-key company, and be virtually hands-free, worry-free, consistent, passive income?

It may be possible to do it virtually, but I think it will be very challenging to get started.Who is a motivated seller more likely to sign a contract with at a workable price - the guy at a computer three states away or the guy sitting at the kitchen table?
