But neither can be accurate if they don't take into account the floor plan, condition of the mechanicals (electric, plumbing, HVAC) and structure (roof, gutters/drainage system, foundation, doors, windows, walls, woodwork, special features) and furnishings (cabinetry, floor coverings, window coverings, appliances, lighting fixtures, plumbing fixtures) and land (zoning, location, yard size, landscaping, fencing, nearby attractions/distractions).

I didn't think it would affect renters wanting to come in and my dad said it would actually attract him to the property a little more If done attractively.

For myself, it's always been the neighborhood and the type of clientele it tends to attract.

It is going to take some work to find a nice property that would attract AirBnB clients for under 200k.

BTW, Boeing is cooling a bit but we still have Volvo building, Mercedes expanding their van plant and more cruise ship stop-overs for more tourists.

I see the value in obtaining a beginner agent as they are hungry for business since they have not much under their belt yet and would be willing to let someone help them in attracting investor deals for their clients.

What sponsors really care about is being able to attract investors and control their deal without intervention from a marketplace.  

@Nathan Gornto the Asbury Park market is doing phenomenal; the town continues to flourish and attract attention from both investors and vacationers.
