Conventional financing is typically pretty straight forward and the financing you obtain really depends on how much capital you have to put down on a property. 

When purchasing real estate development property what documentation is typically needed to obtain investor capital or bank financing such as a ProForma, Argus Run, etc?

@Cameron DirckI don't think you should be putting offers in on properties unless you are certain you can obtain financing.

An investor can obtain a short term (Bridge loan) if the property has a value add component, then refinance into a perm loan once value add is completed.

Does anyone have suggestions on what insurance I should obtain to protect myself and if there are any additional measures I should take?

If I had no leverage, I invested the full value (again ignoring closing costs) to obtain 5% return on my investment when the property appreciated 5%.In addition, the lower investment amount means that the money not invested on this asset can be invested on other investments.

If you have a truly great deal, there will always be funding to obtain that property, whether through hard money, private money, or partnering.
