At first, she was shy and did not want to talk to me about her plans after the purchase, but then she warmed up as she realized; I am not just an agent but I am an investor. 

Straight up buy or warming them for a follow-up and then let people talk and listen and react.  

Without the rush from competitive buyers, that seller may warm up to an interested investor.Remember most lenders will only lend on investment properties that have a debt service coverage ratio of 1.0 or greater. 1.0 is the minimum.

When hiring a management company or a manager, it is probably the single most important aspect of any business, especially in Self Storage.Some owners are just glad to have a warm body hold down the office.In the end, setting up incentives and keeping the drive alive will definitely produce better revenue than most of the competition.

As soon as the weather warms up we will do some landscape improvements plus driveway.
