Tell them in a written notice, it is prohibited per their lease, it is dangerous and is cause for eviction.

My fear is that she will harm the property prior to leaving or not move out at all, forcing me to start an eviction process.

That can damage the blower fan and can cause AC coils to freeze up, which could damage the compressor.
