I took pictures of all kinds of issues: damage to most of my new cabinets they installed, electrician replaced a bunch of new lights and fan I had a prior contractor put in, wood trim was installed poorly unevenly cut, drywall finishing looked terrible, the plumbing they roughed in didn't line up with the vanities they knew were there to be measured... among many other issues.

@Todd Krzeminski I cha he an $80 MTM fee, but I also put in writing that it can only be for xxxx amount of management baths, if not they just take advantage and stretch it out for their convenience.

Another things you might do before you start investing is to find an office that it is convenient and haS a minimal of distractions.

If done correctly (not necessarily like this example, which just made for easy math) the investor typically gets substantially more cash out at refinance than they put in intially, in addition to continuing to control the asset.

I'm looking to market and try and get my own deals, but was wondering where can I find contracts to put in offers on the house if I'm not using an agent?
