Wasn't really expecting it to be clean anyway (although I would if I was actually charged for it).Sorry for wasting everyone's time on this, should've confirmed before I posted this but at least I learned a few things (and possibly more importantly, didn't unnecessarily lash out at the seller's agent/title company for something that I was wrong about).

Most lenders I know would let you know if there is a problem before ordering the appraisal, cause they don't want to waste their time either.

Honestly, I have always had real estate on the brain, it was going to be my chosen family investment profession regardless of my wife and I's professions, but seeing as I am at home with my kid for now, why waste time waiting to invest when I could just start now?

I don't even waste my time with these.If you have the money to pay for some third-party something, why not use that money to become a Realtor instead?
