I suggest starting with your idea of what a comfortable life is with you and your wife regarding the amount of passive income you want and how passive you want it to be.

Is this idea as crazy as it sounds?

There will still be some MF deals that go bad, as everyone has a bad deal, but I think we are going to see a lot more MF deals go bad than usual because of the lack of experience.Similar to 2006 when college kids were raising money to build condos in miami, we are seeing the same past few years where people with little experience were buying MF deals with no idea and were doing ok because at that time it was like shooting fish in a barrel.

Hope this gives some idea, and there is plenty of resources online to looking including BRRRs and flipping. 

Although I don't love the idea of wholesaling I'm willing to try it as a means of acquiring capital to invest in other opportunities.I'm also a new resident of Florida- Charlotte County area.
