We would not be house hacking in one of them because they're currently all rented and we live for very cheap in our tiny house we built (rent is $245) so it's hard to beat that, plus we currently live close to my work.Units are currently all rented for a total of $3,000/month. ( $36,000/yr or $750/unit/month).Units probably could use some fresh paint on the outside.

But when you have a wholesaler who says I am paying cash and puts up tiny EM and then walks when he cant find said buyer.. that's the problem and like you said lack of disclosure.So maybe what the states need to do is come out with a state mandated disclosure for contract flipping so the sellers are aware what's happening like you guys have already said our not their fiduciary your ONLY looking out for your best interests.. but you bring value you say somehow..

I had to double check things with the lender several times and fortunately those mistakes were tiny.  

And I have a tiny network of skilled workers.

Even way out in the sticks I rarely see less than 60-80 for updated SFH unless they are tiny.
