I would suggest that before any installation, but specifically roofing, that could affect your insurance that you get in contact with them to verify the continuation of coverage with the EverSeal System. 

DSCR lenders would likely consider that income, but you'll get much less favorable terms, so in many cases, it defeats the purpose. 

I’m confident long term holds will present themselves along the way, I just need to focus on what can work in the next 12-24 months.

Roseville and Rocklin are great areas for long-term stability and growth, but the prices are quite high and the rents are LOW, and they're not friendly in terms of regulations for STR. 

Usually HELOCs are used for short term purposes, so it would make more sense on strategies like flips.

Others employ a BRRRR method or do wholesale deals/flips to have cash to invest long term. 

A broker/agent representing a buyer needs to see things as a long term relationship and will  see if working together makes sense.

I think this would be more of a long-term hold for cashflow purposes, however it seems minimal to start, and I feel there is likely little to no appreciation with this property.
