Im new to this and work third shift with two kids to raise so time is very thin since I'm awake while everyone else sleeps.  

Along with this move I’d love to shift my day to day to something that pays more, teaches me and helps me grow in real estate.

I personally would sell - if it's not getting showings at 450k - there could be a few things: bad location, needs work or priced too high (very common these days) - the market shifted pretty quick and it's not 2020/2021 anymore - lots of people still think their house is worth 2021 prices.

Market shifts create opportunity.

Many of my more conservative investors are concerned with the market shift.

I know the market is shifting and I should expect longer days on market but I’m having a hard time deciding where to go from here…….  

We are definitely starting to see a shift in the market and buyers are getting away with more favorable terms, as opposed to what we've essentially seen over the last 7-8 years (a strong seller's market).

Purchase price: $5,000 Cash invested: $300,000 The Olivia Building was built in 1906 and stood as the pinnacle of high society living during the mining boom days of Joplin. in December of 2020 a fire tore through the building leaving it in peril of being demolished.
