Those commercial tenants that have expressed concerns over rent & cam payments, I've been using an addendum "security deposit towards outstanding balances", where that security deposit will need to be replenished at least 6 months before their lease expiration.

Advise that failure to pay rent will result in eviction when the order is lifted and that the unpaid balance will be deducted from their security deposit as well as assigned to a collection agency.

So many things could go worst than current conditions that at this point I'm considering losing my earnest deposit ($3k) in order to protect my cash. deal numbers:purchase price 157karv 280kestimated rent 1800/mmonthly profits after expense: ~$200What would you do in my situation?

We already have leases on all 3 units for next Jan-Mar so we;ll have to refund the $2500 deposit. 

The closing included the seller providing credit for the tenants deposit checks.Now I have my first tenant leaving and looking at his lease, I see that he paid last month up front.

My question is if we back out now, a week before closing, I know we will lose our deposit but if they decide to sue, what should I be prepared for that they ask for.

The first property has a tenant that signed a lease and already paid the deposit and first months rent, but has not moved in yet.

@Amy Gamboa yes you may be limited if your area has halted evictions, but you can deduct the repairs from their deposit or tell them to have it fixed. 

Also the previous owner did not collect security deposits on the 2 oldest leases.
