I am curious to see if anyone is willing to admit getting scammed or duped by either a Guru or anything related to RE investing products that did not turn out like advertised?

We personally don't do Subject To's unless we have the ability to completely pay off the loan to the bank because its a possibility that could happen, but mainly because even though its legal to do Subject To's, where we are anyways, they really give the impression of a scam, especially if something goes sideways in the deal.

It just strikes me as a scam to purposefully advertise "investment" seminars to people with bad credit and none of their own money.

any lender asking for more than a few hundred bucks up front is scamming you .. bottom line.. use a reputable lender the ones that @Tom Shallcross mentioned above I have used successfully.

It's all about who you choose to associate with - do you due diligence always.I'm not aware of any laws/regulations in place to protect you in case a private lender scams you.

You can find a house right now on BP where the seller was scammed by an unlicensed broker that signed a contract, lied to the owner about showing the house to an "inspector" when they were actually someone the "buyer" was trying to assign to, and then walked away leaving the owner with nothing but a bad experience AND an education on how many of the frauds in this realm work.
