-to avoid the whole building vacant at once, for paying tenants (if any) you may want to take 30 day notices (end of tenancy) one unit at a time (start with most under-market rent or least well kept apt) - some folks may start to pay more promptly given your actions!

Not sure where you are here in a city of 2 million HUD homes that go to investors need major work not a single valve .Too many savvy folks play this game now .I have bought 2 HUD homes with cash back when you get a deal on HUD homes fairly easy , I know the game well .The market has changed so I am changing you must or you will wither on the vine .Have a go getter agent now,I am going to start looking this week feels good .

As a realtor from Atlanta who doesn't represent many folks leasing but am somewhat familiar with the norm, I think the actual commission she is charging is reasonable. $225 is not enough to entice an agent to take time out of their day to show the home /draw up a contract etc.
