Hey, I'd say a waste of time.

I like the idea of being able to walk into any house I want to and not wasting another agents time since they are on commission.

He was also trying to say that if they DO accelerate, your losses are finite and minimal.

Getting a good rental or multifamily units cuts down on the time wasting a lot for us.

From there I may give some quality wholesalers my contact information but I usually watch people closely so not to have people wasting my time with worthless deals.  

Likewise, if a potential lender does not trust a potential borrower they should not waste their time proceeding toward a transaction.

I had some preliminary conversations with lenders (LOC) but they would not share too much of their numbers thinking I was wasting their time.

Is there anything here or is it a waste of time?

Many people waste years, in no thousands of dollars, before coming to this realization.There is still a roll for you to play, even if you're not "passionate about real estate".Think of it like a live professional sporting event...There are players on the field, fans in the stands and vendors (usually selling fan gear) inside and outside the stadium or arena.Everyone has a part to play, and when it goes well, everyone has a great time.The folks on the field are the ones who should be on the field.

I’m assuming minimal interior repairs (full paint, re-carpeting plus a good cleaning) at about $15k.
