You are entering a more challenging RE market than virtually all of the last dozen years.  

For newly constructed, purchased or renovated properties and also retroactive generally over the last 10 years, building components are properly classified into individual units of property and accurate recovery periods for computing depreciation deductions.

Verifying last 2 years of rental history very important!

If it's a cash out refinance and generally most lenders want at least a three month waiting period to use the new appraised value if rehab was done (waiting period also called a seasoning period between the last loan or purchase of the property and the new loan).

The only issue we had with our last build (outside the normal issues associated with rehabs) was delayed time.

My wife has 14 contracts going / started in the last 3 to 4 weeks.. for a cool 10,500,000 in sales volume.. on top of 6 sales for another 4.5 million and then  3 other sales of homes to buy our homes that total about 2 mil.

Last thing I'd want to do is rush into a property, miss red flags, and end up getting in a bad situation.Is a rehab in a C class neighborhood (which is what it would likely be) a bad idea for my first property?
