Now I'm not saying that above-average finishes don't attract more buyers to sign on the dotted line, but unless the appraiser notices that quality, the buyer will still need to bring $$ to closing. 

Keep this in mind as it impacts potential rents, quality of tenants you will attract, and the quality of finishes needed for a BRRRR. 

Hello BP folks,I recently finished reading “How to Invest in Real Estate” and have been on a BP podcast binge for the past couple months.

In the last few months we have really ramped up our remodel in hopes of finishing early this year and building a nice new primary residence for my growing family.

Push come to shove you want to be able to get a tenant in the home as quickly as possible if you cant finish the reno and you cant do that if the whole property is torn apart.

I'm almost finished and will come out with ~$100k in equity to play with.

You cannot just plug a percentage value in here in Cook County.

Cleaning up two units -- will resurface the parking lot and add landscaping to finish off outside.

If you mean how long a typical transaction takes from start to finish that'd be about 30 days.

Immediately rented at a premium due to the high level of finish and location.
