What timeframe should I expect for getting my first deal
What’s a reasonable amount of time to expect for getting my first deal?
Specifically looking for a BRRRR deal. I'm defining "deal" as "a real estate contract for the purchase and sale of an investment property to be added to my RE investment portfolio".
I am investing locally in Maryland.
The education (books, podcasts, classes, forum posts, 100 property analysis, driving for dollars) is done at this point. The next step is finding a deal via direct mail or possibly cold calling.
Should I expect it to take 1 month? 2 months? 6 months?

Depends on a lot of things marketing, making calls, negotiating and hard work. If you really grind you could probably pick up a deal in a month or two
