In my initial networking leap forward here I'd like to offer up my knowledge of mold remediation, fire and water damage, carpet cleaning, and general contracting.

If the current owner walks away with the security deposits and the tenants cause damage before they move out you will find yourself in a hole.Lastly if you do make an offer and look to close, I would speak to the tenants and let them know management for the property will be changing, ___ is the day rent is due, ____ is the day a late fee will be applied, and if they are negligent you WILL file for an eviction.

Those are also the same people who are more likely to cause damage and steal items out of the unit. 

Simple and effective.

One other thing, I haven’t put the pen to paper and confined, but intuitively it seems it would be more logical and cost effective to go from LoC to mortgage, if needed, versus the other way around.

Is this tool very effective what are your thoughts about this feature?

Stadiums and conference centers often prove to have negative net economic effects - basically government giveaways to private corporations that don't pay for themselves.  

I don't know what your damage coverage is, but I'd check with Shelter Insurance, as I found they usually found they are easy to work with and have the best rates.
