Suburb feel but within walking proximity to a grocery / town area.I know this is a tall wish list and I don't delude myself into thinking that I can live rent free especially in this competitive market.

@Hunter Phillips yeah now is probably a pretty decent time to buy a primary as you will face very little competition from other owner occupants and many primary residence choices don't make great investments so you might not have much competition there either.

I know this is where most of the competition is so my question is, is it best to make blind offers and than adjusting the offer if needed during due diligence, or risk taking longer to make offer by seeing property first and coming up with offer after seeing property?

People will still need places to live, but the crowds of the traditional spring market will only be a fraction of what we have normally seen in the last few years.Of course every market is different, but I'd assume being in a state with almost 5000 COVID-19 cases would mean that you're probably going to see a significant decline in real estate foot traffic for the time being.

Only one was fairly close to passing my checklist but it fell through because I'd be inheriting a very bad long term lease with all the tenants.The area I'm trying to invest in is pretty competitive so I get why any good deal would get picked up pretty fast but the last week I haven't been sent anymore properties to analyze from my agents (I have 2).

It may be a bit self-serving of me to recommend to you raw land and development because I am a contractor and would want to build for you but Miami being a major tier 1 city, there is a lot of competition for single family homes because it’s the easiest niche to deal with.

The house was a bank owned property and I was able to negotiate the price a bit down from the listing price, I dont think I had any competition at all given the condition of the house and the awkward layout.

You would see a huge increase in competition in ALL aspects of real estate in Montana.
